Planning a project? Start here. The Village reviews zoning permits to make sure projects meet local zoning rules, setbacks, lot coverage, use requirements, driveway standards, and site design requirements. Building code permits may also be required through Trempealeau County or the State of Wisconsin, depending on the project.

If your property is located within a regulated floodplain or floodplain overlay district, additional regulations and permit requirements may apply. Please refer to the Village’s separate Floodplain Zoning page for more information.

DO I NEED A VILLAGE ZONING PERMIT?

The zoning code broadly requires a zoning permit before a structure is located, erected, moved, reconstructed, extended, enlarged, converted, or structurally altered.

Build a new home, garage, shed, addition, deck, porch, or other structure Zoning Permit
Move, enlarge, reconstruct, convert, or structurally alter a building Zoning Permit
Add or change a driveway Driveway Permit
Install or alter a sign Sign Permit
Build a fence Fence Permit
Install a swimming pool, except very small temporary children’s pools Zoning Review
Add a temporary storage structure, tent, hut, or similar structure Temporary Structure Permit
Rezone Land Change of Zoning Application
Build commercial, industrial, institutional, or multi-family development Site Plan & Architectural Review, plus zoning permit
Construct or convert an accessory dwelling unit ADU/Zoning Permit and Village Board review
Work in the Historic District affecting exterior appearance Certificate of Appropriateness may be required
Retaining Wall Zoning Review – Accessory Structure
Any excavation in a Village right-of-way Excavation Permit

Common project fees include:

Erosion Control, less than 1 acre reviewed by Village $100
Water Hook-Up $450 per lateral
Sewer Hook-Up $400 per lateral
Street Excavation Permit $100
House Number (optional) $25
Parkland Impact Fee, 3 to 7 units $300 per unit
Parkland Impact Fee, 8+ units $250 per unit
